Refund & Return Policy
At TM Studio – Small House Design, we are committed to providing high-quality digital architectural house plans and a smooth purchasing experience. Because our products are delivered electronically and may be accessed or downloaded immediately after purchase, our refund and return policy is different from that of physical products.
Please review the following policy carefully before completing your purchase.
1. Digital Products & Electronic Delivery
All house plans, architectural drawings, CAD files, PDF plan sets, and related materials sold through TM Studio are digital products.
No physical products, printed drawings, or hard copies are shipped.
Depending on the product and order, files may be delivered through your customer account dashboard, by email, or through another electronic delivery method provided by TM Studio.
2. No Returns on Digital House Plans
Because our products are digital and can be downloaded, saved, copied, and accessed electronically, digital house plans cannot be returned once they have been delivered or made available to the customer.
Once you have accessed or downloaded your purchased files, the order is considered fulfilled and is not eligible for return or cancellation.
This includes situations where:
- You change your mind after purchasing.
- You no longer wish to build the home.
- You decide that the design is not suitable for your property.
- You find another house plan that you prefer.
- Your building location requires modifications.
- You decide not to proceed with construction.
- You purchased the wrong license or plan option due to not reviewing the product information before checkout.
We strongly recommend reviewing the floor plan images, dimensions, specifications, bedroom and bathroom layouts, square footage, foundation options, and other available information before purchasing.
3. Refund Eligibility
All purchases are generally non-refundable once the digital files have been delivered or made available for download.
However, we understand that technical issues can occasionally occur.
A refund may be considered in the following limited circumstance:
- Technical Delivery Failure
If you have completed your purchase but are unable to access your purchased files because of a technical problem caused by TM Studio, please contact our support team.
We will first make reasonable efforts to resolve the issue and provide you with access to the files you purchased.
If we are unable to provide access to your purchased files due to a verified technical failure on our side, a full refund may be issued to the original payment method.
Refunds are not issued simply because a customer experiences difficulty downloading a file if our support team is able to successfully resolve the access or delivery issue. - Duplicate Orders
If a customer accidentally places the same order more than once, we will issue a refund for the duplicate purchase.
Please contact us as soon as possible so we can verify the duplicate transaction and process the refund accordingly.
Each request will be reviewed individually.
4. Incorrect Purchase or Customer Preference
Please carefully review your order before completing payment.
Refunds are generally not available for:
- Incorrectly selected house plans.
- Incorrect dimensions or specifications selected by the customer.
- Changes in personal circumstances.
- Changes in construction plans.
- Failure to review the product description before purchase.
- Design preferences discovered after purchase.
- Deciding that the house plan does not meet your personal expectations.
- Purchasing a plan and later determining that modifications are required.
If you are unsure whether a particular house plan is suitable for your project, we encourage you to contact us before purchasing. Our team will be happy to help answer questions about the plan and available modification options.
5. House Plan Modifications
Some customers may require changes to a standard house plan to meet their specific requirements.
Modification services are separate services and are subject to their own pricing and delivery terms.
Purchasing a standard house plan does not automatically include unlimited modifications.
If you require changes to a purchased plan, please contact our team or use the appropriate modification request process.
Modification fees are generally non-refundable once the modification work has begun.
If you are considering significant changes to a plan, we recommend contacting us before placing your order so we can help determine the appropriate modification service.
6. Building Codes, Permits & Local Requirements
House plans are created for general use and may require adjustments to comply with the building codes, zoning requirements, permit requirements, structural requirements, or other regulations applicable to your specific property and location.
Building requirements can vary significantly between cities, counties, states, provinces, and jurisdictions.
You may be required to work with a local architect, engineer, contractor, or other qualified professional to review, modify, engineer, or approve the plans before construction.
Requirements imposed by your local authority, architect, engineer, contractor, or building department do not automatically qualify an order for a refund.
Before purchasing, customers are responsible for determining whether the selected plan is appropriate for their intended building location.
7. License & Usage Terms
Purchasing a house plan provides the customer with a license to use the plan according to the license option selected at checkout. It does not transfer ownership or copyright of the architectural design.
Different license options may provide different usage rights, including single-home, builder, or commercial use.
Refunds will generally not be provided because of:
- Misunderstanding the selected license.
- Purchasing the wrong license type.
- Using a plan outside the permitted license terms.
- Deciding that a different license would have been more appropriate.
Please review the applicable License & Usage Rights information before completing your purchase.
8. Order Cancellation
Because digital products may be processed and delivered shortly after purchase, cancellation requests must be submitted as soon as possible.
If your order has already been processed, delivered, or made available for download, cancellation may no longer be possible.
If you need to request a cancellation, contact us immediately with your order number and the email address used during checkout.
9. Payment Disputes & Chargebacks
Before initiating a payment dispute or chargeback with your bank, card provider, or payment service, we encourage you to contact TM Studio first.
Our support team will make reasonable efforts to resolve legitimate concerns regarding your order, payment, or file delivery.
Unauthorized chargebacks or payment disputes involving successfully delivered digital products may be reviewed using our order records, delivery records, account activity, and other relevant transaction information.
10. How to Request Assistance
If you experience an issue with your order or cannot access your purchased files, please contact our support team.

11. Refund Processing
When a refund is approved, it will normally be issued to the original payment method used for the purchase.
The time required for the refund to appear in your account may vary depending on your bank, credit card company, PayPal, or other payment provider.
TM Studio does not control the processing time of third-party financial institutions.

TM Studio – Small House Design reserves the right to update or modify this Refund & Return Policy from time to time. Any changes will be posted on this page with an updated effective date. Changes to this policy will generally apply to purchases made after the updated policy becomes effective and will not retroactively change the terms applicable to previously completed purchases unless required by applicable law.
