Drawings, CAD files, images
Text, graphics, logos, and layouts
is the intellectual property of TM Studio – Small House Design and is protected by copyright and intellectual property laws.
You may not copy, reproduce, distribute, scrape, or reuse any content without written permission.
2. Products & Digital Downloads
All products sold on this website are digital products delivered electronically (PDF and CAD/DWG files).
No physical items are shipped.
Once purchased, digital files are available for instant download and/or sent via email.
3. License Agreement
Purchasing a floor plan grants you a license to use the design, not ownership of the design.
License terms vary depending on the option selected at checkout:
Single-Use License
Multi-Use License
Developer / Commercial License
All usage is subject to the License & Usage Rights page.
Unauthorized sharing, resale, or redistribution is strictly prohibited.
4. User Accounts
Customers may purchase products as a guest or by creating an account.
However, creating an account is recommended to:
Access downloads easily
View order history
Receive updates and support
You are responsible for maintaining the confidentiality of your account information.
5. Pricing & Errors
All prices are listed in USD unless stated otherwise.
TM Studio – Small House Design reserves the right to:
Correct pricing or listing errors
Cancel or refuse orders placed with incorrect pricing or information
If an order is canceled due to an error, any payment made will be refunded.
6. Refund Policy
All sales are final due to the digital nature of our products.
Refunds will only be issued if:
The purchased product cannot be delivered, or
A technical issue from our side prevents access to the files and cannot be resolved

7. Modifications & Local Codes
Our floor plans are permit-ready in most U.S. states.
However, building codes vary by location.
Buyers are responsible for:
Verifying plans with local authorities
Hiring a local architect or engineer if required
Ensuring compliance with structural, electrical, plumbing, and mechanical codes
TM Studio is not responsible for permit approval or construction outcomes.
8. Limitation of Liability
TM Studio – Small House Design shall not be held liable for:
Construction errors or failures
Permit rejections
Project delays or cost overruns
Damages, losses, or claims arising from the use of our plans
Use of our products is at your own risk.
9. Prohibited Activities
You agree not to:
Share or resell plans
Upload plans to public or private platforms
Claim ownership of TM Studio designs
Use content for unlawful purposes
Violation of these terms may result in termination of access and legal action.
10. Termination of Access
TM Studio – Small House Design reserves the right to suspend or terminate access to the website, downloads, or services if these Terms are violated.
