License & Usage Rights
All architecture floor plans sold by TM Studio – Small House Design are protected by copyright law. When you purchase a architecture floor plan, you are purchasing a license to use the architecture floor plan, not ownership of the plan itself. Please review the license terms carefully before purchasing.
1. Available License Types
We offer three license options, selectable before checkout:
A. Single-Use License
Permits construction of one (1) residential home using the purchased floor plan
Ideal for individual homeowners
License is valid for a single build at one location
B. Multi-Use License
Permits construction of multiple homes ( upto 5 ) using the same floor plan
Suitable for builders working on more than one project
Each build must follow the purchased license terms
C. Developer / Commercial License
Intended for developers and commercial builders
Allows unlimited use of the plan across multiple projects or developments

2. Modifications & Customization
Buyers are allowed to modify the floor plans for their own projects
Modifications may be made by your architect, builder, or engineer
Reselling, redistributing, or sharing modified or unmodified plans is strictly prohibited
Customization services may also be available through TM Studio for an additional fee.
3. Sharing & Resale Restrictions
Sharing plans with others is not allowed
Reselling, sublicensing, or distributing the plans in any form is strictly prohibited
Plans may not be uploaded to websites, marketplaces, or shared digitally or physically
Violation of these terms may result in legal action.
4. Permits, Engineering & Construction Responsibility
Our floor plans are permit-ready in most U.S. states.
However, building codes and regulations vary by location.
Buyers are responsible for verifying plans with local authorities
A licensed local engineer or architect may be required
The builder and buyer are responsible for structural, electrical, plumbing, and mechanical compliance
TM Studio is not responsible for local code approval or construction methods.
5. Attribution
Attribution to TM Studio is optional and appreciated but not required.
6. Governing Law
This license agreement is governed by and interpreted under the laws of the United States.
